EXTENSIONS

What is an Extension?

An 'extension' refers to the enlargement or addition to an existing property. Typically, the existing property would remain as it was and a new section of the house would be added to either the front, side, or rear of the property. Extensions can be single or multi-storey and can be as big as your property boundary (and planning permission) allow.

Why have an Extension?

Have you ever found yourself wishing you had a bigger home? Or wishing you had more space? Perhaps somewhere for the kids to escape to, or even a space for you to escape the kids! Moving house can be extremely expensive and time consuming. You may love your home and location but find yourself needing more space. This is where an extension can completely transform your home. As described above, an extension can be as small or as big as you want it to be, you can adapt your home in many ways - a bigger, better equipped kitchen with a beautiful dining area, or a larger living room with a play area for the kids, or perhaps a quiet snug or study room for working from home?

What are the benefits to having an Extension?
There are many benefits to extending your property, from increasing the value of your home to saving you the stress and inconvenience of moving house. Let's explore the benefits below:

Can an extension increase the value of my home?

Whilst there is no guarantee an extension will add to the value of your home, in most cases expanding the square footage of your property and/or adding to the facilities will make your house more desirable to a potential future buyer. It's hard to gauge the exact value increase of your property, but a local Property Expert would be able to give you a guide as to how much your extension could add to the value of your home.

A great alternative to moving house.

Moving house comes with a plethora of costs, paperwork and stress. Many people nowadays prefer to stay in their home and extend it rather than move. The average cost of moving house in Surrey in 2019 was £35,461.00 (that doesn't include the cost of buying a larger property) (based on Rightmove Cost Moving Calculator). That £35,461.00 could get you a beautiful new extension AND give you a return on your investment as it will increase the value of your home significantly.

An extension can be created around your family's needs.

Perhaps the greatest benefit of having an extension is that it is completely tailored to you and your family's needs. Perhaps you've got a new addition to the family and you need a nursery built, or you've taken on a new job working from home but you have no space to work - the extension can be designed and built around you and your needs, saving you the cost and stress of moving.

No Stamp Duty to pay.

When buying a new property, you will be taxed up to 12% of the purchase price. That equates to THOUSANDS of pounds! The savings alone from not paying stamp duty could make a substantial contribution to the cost of your extension.
